What a WDI Inspection Covers
A WDI inspection is a visual assessment for evidence of wood-destroying insects, including subterranean termites, carpenter ants, and wood-boring beetles, plus conditions that make infestation more likely. The inspection covers accessible and unobstructed areas: the foundation perimeter, exterior wood, attics, and crawl spaces where present.
Our inspectors look for mud tubes, discarded wings, frass (the granular material termites push out of wood), and wood that sounds hollow when probed. Conducive conditions such as wood-to-soil contact, moisture accumulation, or mulch pressed against the foundation are noted on the report even when no active infestation is found.
The Texas SPCS/T-5 Report
In Texas, WDI findings are documented on the official SPCS/T-5 form, regulated by the Texas Department of Agriculture Structural Pest Control Service. The report records active infestation, evidence of prior infestation, and conducive conditions on a diagram of the structure with perimeter measurements. Some lenders also request the national NPMA-33 form alongside the state form.
A general TREC-licensed home inspector isn’t authorized to determine the presence or absence of active wood-destroying insects. That determination requires a separately licensed Structural Pest Control inspector. The WDI report reflects visible and accessible conditions at the time of inspection and doesn’t cover areas concealed by walls, finished surfaces, or previous repairs.
When Lenders Require a WDI Report in McKinney
